Staging does not cost much. By hiring a consultant for a fee you can do it by yourself. Consultant will give you the guidelines about staging, how to stage each room for best results. You may also hire a professional stager. Depending upon the condition and size of the home it costs $1,500 and up.

Following five main steps will be helpful to give the buyer welcome and comfortable feels in your home and most importantly buyer will feel to make the home of his own.

At first, move all excess items out of the house and keep them either in your garage or in storage. These are personal items and you should not add to the excitement of the home from the perspective of a buyer. They comprise statues, trophies, personal photos, personal toiletries, Dad’s sagging TV lounger, jewelry, fridge magnets, all magazines and nik naks. Now, your home is neutralized. At this stage you should add items that give impression of welcome to a buyer. On the dining room table arrange place settings; place throw pillows on the beds and add cushions to the living room sofa. On the coffee table you may place some classic books.

In the last stage, take a look at the front and back lawns of your garden. If required, trim trees and back bushes. If possible, add some color also. Adding flowers along the front of the house will give potential buyers a good feel as they walk up to the house.

Staging of your house will give potential buyers positive feelings so that buyers will love the appearance of your home from the exterior. And when they walk through the home buyers will see their family settling into a new lifestyle.
